EPC and SBEM services

As of 4 January 2009, an EPC is required to sell or let a non-domestic building.

As of 9 January 2013, public buildings with a floor area in excess of 500 sq.m. will be required to display an EPC if one is available.

An EPC will provide an energy asset rating for a building based on its performance potential. Building fabric, installed heating/cooling, DHW and lighting are all taken into account when running the calculations. Building controls also play a vital roll to the performance such as daylight sensing on lighting circuits.

Where possible we avoid using default information in our calculations as using defaults can result in poor ratings.

Future Energy Consulting can provide level 3, 4 and 5 EPC surveys. Our EPC service consists of the following:

  • A visit to the site to gather data in order to model the building.
  • Modelling the building using government approved software. DesignBuilder is our software of choice as it allows us to provide zoning plans if required (opposite image).
  • Lodgement of the official EPC and recommendation report onto the Landmark database.
  • Issue of the official EPC, recommendation report and CO2 report to the client.

Future Energy Consulting can also offer a combined Lease Plan and EPC package. As well as issuing the EPC we also include lease plans as either CAD drawings or PDF files.
